The Baldwin Saloon Expansion and Revision
(investment proposal)

Established in 1876, the Baldwin Saloon is the first saloon in Oregon and a cornerstone of Oregon’s history. We aren't just preserving its legacy; we are evolving it. By blending 19th-century heritage with modern hospitality, production, and culinary design, we are unlocking the full potential of this historic icon.
(Re)vision Roadmap
Remodel
Our expansion begins by transforming the existing patio into a sophisticated, year-round interior. While the historic Saloon remains an untouched sanctuary of classic elegance, this new addition introduces a vibrant, modern bar environment. Featuring integrated media, social gaming, and a dedicated performance stage, it is designed to host the high-energy entertainment that the historic space was never meant to hold.
Baldwin Spirits™
Our on-site craft distillation, dedicated to producing a premium line of both full-proof and non-alcoholic spirits. By establishing a dedicated facility on the property, we have vertically integrated our beverage program—ensuring that every house cocktail features Baldwin Spirits™ by default. From exclusive on-site tastings and retail bottle sales to future regional distribution, we are building a legacy brand from the ground up.
Expansion
The Baldwin ecosystem is engineered for strategic growth. Following our first year of operations, the lower lot is reserved for a data-driven Phase 2 expansion. Based on our one-year performance evaluation, this standalone footprint will scale to meet our highest demand—evolving into either an expanded "Baldwin Spirits" production facility or a sophisticated fine dining restaurant and lounge.
Modern Addition
We are reimagining the existing patio not as an outdoor annex, but as a seamless architectural extension of the Baldwin Saloon. By transforming this seasonal space into a climate-controlled interior environment, we transition from a space that sits idle for half the year to a year-round destination. This addition introduces a modern, refined atmosphere that complements our heritage bar experience while significantly expanding our capacity and revenue potential.
Focus

Lighting
Very often overlooked and unnoticed but lighting is extremely important for a space. Poor lighting can make an experience agitating and distracting, whether conscious to a visitor or not. Our approach is to create a soothing and comfortably lighted environment for visitors and employees alike, taking into account direct and indirect light, color temperature, brightness, and dimming possibilities.

Atmospherics
Atmosphere reflects more than individual elements — it is the flow, intention, and visual language of a space working together. We consider visitor behavior, seating, standing, walking, entertainment, outdoor areas, and visual elements to improve comfort and natural flow.

Sound Sytem
It’s extremely important to have a great, full sound throughout a space. The sound should penetrate evenly, remain relatively unseen, and feel indirect rather than overwhelming. Poor sound can cause agitation and distraction whether conscious in a visitor or not. We work within budgets ranging from high-end systems to subtle, inexpensive adjustments. With correct equalization, balancing, and placement, dramatic improvement is often possible without major replacement.

Service
In cocktail-focused environments, drinks are as important as food and serve as a signal of quality and intention. We analyze cocktails, bartending practices, and service flow, offering improvements, house recipes, and foundational training. We can also create digital recipe documentation to ensure consistency for both existing and incoming staff.

Acoustics
Acoustic reflection plays a massive role in comfort. Reflection and reverberation compound as sound from music, voices, and ambient noise gather throughout a space. Poor acoustics force people to speak louder, overwhelming music and conversation alike and creating discomfort. We analyze decibel levels and reverberation points, offering solutions that dampen sound while matching the aesthetic of the environment.

Entertainment
Entertainment should serve the space, not dominate it. We evaluate quality, placement, intention, and balance. Games such as pool or shuffleboard are assessed for placement, equipment quality, maintenance, and pricing. We recommend improvements or alternatives that better suit the space and overall experience.

Expanding the Experience
While the historic Saloon is defined by its preserved 19th-century character, its layout is intentionally curated to honor that heritage—a vibe that doesn't easily accommodate modern high-energy amenities. This new addition serves as the Saloon’s versatile counterpart. By creating a dedicated space for a music stage, pool tables, and discreetly integrated media, we provide a relaxed, contemporary environment that allows the original bar to remain a focused, historic sanctuary.
Expanding the Demographic
This remodel transforms underutilized square footage into a high-functioning asset. By leveraging the existing structural 'bones'—which were intentionally engineered to support a two-story footprint—we can fully enclose the space with high cost-efficiency. This expansion intentionally diversifies our guest profile, creating a high-energy destination for live music, DJ sets, and sports that thrives independently of the historic saloon’s traditional atmosphere.

Baldwin Spirits™
Artisan Production
Our approach to Baldwin Spirits™ is rooted in curated, small-batch distillation. Operating out of our dedicated "Production Vault" on the lower lot, we maintain a streamlined, high-efficiency footprint by utilizing premium base ferments. Housing both commercial reflux and pot stills, this facility is where we develop, bottle, and hand-number each unique expression—focusing on strictly limited "Single-Run" batches.
Beyond our signature portfolio of gin, vodka, and whiskey, we proudly distill a proprietary line of zero-proof Non-Alcoholic (NA) spirits, catering to the sophisticated sober-curious palate. These house-made spirits serve as the foundation of our elevated cocktail program and are available for exclusive tasting, guided tours, and retail purchase directly within the historic Saloon.

The Production Infrastructure
Our facility is engineered for operational agility and precision. By bypassing traditional large-scale fermentation, our infrastructure is purposefully streamlined, allowing our team to focus entirely on the art of distillation, rigorous quality control, and state-of-the-art safety. This highly efficient setup provides an immediate strategic advantage: while traditional alcohol licensing is being finalized, we are utilizing our commercial reflux and pot stills to develop and launch a premium line of zero-proof, non-alcoholic spirits. This allows us to establish the Baldwin Spirits™ brand and deliver complex, high-quality flavor profiles to the market from day one.
Baldwin Spirits™
Value Proposition:
A Manufacturing Multiplier
The culmination of the Baldwin Revision is a vertically integrated brand ecosystem. By producing premium spirits on-site, we drastically reduce the Saloon’s cost of goods while capturing the full retail margin on every bottle sold direct-to-consumer. This synergy transforms every house cocktail into both a marketing tool and a high-margin asset. Grounded in a design aesthetic that honors the Saloon’s 150-year historic legacy, we are building a cohesive, portable brand and a proven business model—one perfectly primed for a high-multiple acquisition by a strategic investor or global spirits conglomerate.

The Baldwin Complex
A multi-tiered destination
The Baldwin Saloon is evolving beyond its historic roots to become a comprehensive hospitality complex. Reserving our lower lot for an optional, data-driven Phase 2 expansion, we will evaluate Year 1 metrics to dictate the property's highest and best use.
Should our hospitality demand outpace our initial footprint, this tier of expansion will introduce a modern fine dining restaurant and lounge. Serving as the sophisticated anchor to our property, this upscale dining room will seamlessly integrate with the historic saloon, tasting room, and music venue to create a singular destination where heritage meets contemporary luxury.
Alternatively, if wholesale and retail demand for Baldwin Spirits becomes our primary growth driver, this lower lot is perfectly suited for a major expansion of our distillery to facilitate high-volume production.
While both pathways offer immense strategic value, the vision below explores the culinary scenario—a glimpse into the ultimate fine dining expansion and a "Night at the Baldwin."

A Night at the Baldwin:
The Full Experience
The Baldwin expansion is designed as a choreographed journey. A guest’s evening might begin with a flight of Baldwin Spirits in our dedicated tasting room, followed by a walk through Oregon’s first saloon to take in the historic art and atmosphere. After a cocktail and a game of pool in the modern bar addition, the transition is seamless: when your table is ready, you’ll head downstairs into the warm, refined glow of our fine dining room to enjoy a menu meticulously tailored by our executive chef.
Strategic Infrastructue and Scalability
This second-tier investment is designed for maximum capital efficiency. By utilizing the Saloon’s existing high-capacity kitchen—which is situated on the same level as the new restaurant—we eliminate the substantial cost of a secondary culinary build-out. Furthermore, this expansion serves as a powerful proof of concept for the lot’s footprint. While we have modeled a fine-dining expansion, the property offers a unique pivot opportunity: a future buyer, such as a large-scale regional operator like McMenamins, may choose to utilize the site’s significant square footage for industrial fermentation tanks or expanded production for Baldwin Spirits.

The Baldwin Saloon Expansion
Strategic Objective
Our vision is to elevate the historic 1876 Baldwin Saloon into a premier hospitality and craft industrialization ecosystem. We are applying a rigorous, data-driven business model focused on rapid asset appreciation over a 3-to-5-year horizon. By strategically expanding our year-round capacity and launching the Baldwin Spirits™ micro-distillery, we are fundamentally shifting from a traditional restaurant to a vertically integrated brand. This meticulously timed development cycle maximizes both real estate equity and operational profit, ensuring a powerful return on investment.

Phase 1: Infrastructure & Atmosphere
Restoration & Development
The first phase of our (re)vision prioritizes the preservation of the Baldwin’s historic equity while expanding its year-round capacity and modernizing its core infrastructure. We are focusing on high-impact upgrades that improve both the guest experience and operational velocity. By enclosing the outdoor patio to serve as a dedicated, high-energy entertainment and gaming lounge, we restore the main saloon to its intended purpose: a focused sanctuary of history and craft. Supported by proprietary warm-tone lighting and professional-grade acoustic design, we reduce "atmospheric friction" to create an environment of ultimate comfort.
Phase 2: Peak Valuation & Optionality Strategic Scaling & Infrastructure Arbitrage.
Designed as a data-driven expansion, the final phase of our project targets the 'highest and best use' of the lower lot. By evaluating our Year 1 operational metrics, we maintain the strategic optionality to pivot this footprint toward either high-volume distillery production or an escalated hospitality experience. Should the data dictate a scaling of our hospitality footprint, we will construct a standalone fine-dining facility. In this scenario we ensure a high-margin operation - the new restaurant is engineered to utilize the pre-existing commercial kitchen on the lower level. This "infrastructure arbitrage" eliminates the need for a redundant $250,000 secondary kitchen build, drastically reducing capital expenditure while adding a massive revenue asset to the portfolio.

The 3–5 Year Exit Strategy
We are maturing a "Dual-Asset" model—a physical real estate landmark and a scalable, portable spirits brand. Our goal is to position the property for a high-multiple transition within 3–5 years across three potential pathways:
-
The Unified Asset Sale: Selling the "World of Baldwin" as one piece—the historic real estate, the manufacturing license, and the established cash flow—offering a turnkey, vertically integrated business to private equity.
-
Strategic Brand Acquisition: Positioning the vertically integrated Baldwin Spirits™ brand for acquisition by a global spirits conglomerate looking to add authentic craft heritage to their portfolio.
-
Structured Buy-Back / Refinance: Utilizing the significant property appreciation generated by the remodel and the $7M municipal corridor revitalization to buy out initial equity investors at a pre-negotiated preferred return.
